About the property

The villa is set in an exceptional position on a panoramic bluff overlooking the historic hill town of Montalcino and the breathtaking landscapes of the Val d’Orcia, a UNESCO World Heritage Site in southern Tuscany. Surrounded by rolling vineyards, olive groves, and golden countryside, the property enjoys extraordinary light throughout the day and uninterrupted views that change beautifully with the seasons.

Originally built in the 1600s, the villa has been lovingly restored into a refined and contemporary private residence, where historic character blends seamlessly with modern comfort. High-quality Italian design furnishings, custom-made local elements, and clean architectural lines create an elegant yet relaxed atmosphere: ideal for families, friends, or couples seeking an exclusive Tuscan retreat.

Discover the Villa
The villa is located on a fully gated five-acre estate, ensuring complete privacy, yet it is uniquely positioned just a 7-minute walk from the historic center of Montalcino, with its renowned restaurants, wine bars, boutiques, and medieval architecture. No other property in the area offers such a rare combination of privacy, luxury, and walkable access to town.

Interior:

The villa is arranged over two floors with a clear, functional layout designed to connect indoor and outdoor living.
On the ground floor, a bright open-plan kitchen, dining, and living area opens on two sides directly onto the gardens and swimming pool, allowing guests to fully enjoy the Tuscan landscape. The state-of-the-art chef’s kitchen is fully equipped and ideal for both casual meals and private chef experiences.

Upstairs, the sleeping area features four elegant bedroom suites, each with a modern en-suite bathroom and generous walk-in showers. Throughout the house, exposed wooden beams, natural materials, and carefully curated furnishings enhance the authentic Tuscan character.

The villa is equipped with an advanced radiant floor system used for both heating and cooling, integrated with fan-coils and bathroom radiators. An automatic air-exchange system ensures maximum comfort year-round, even without opening the windows.

Park:

The villa is surrounded by approximately five acres of private land, including a small vineyard, olive grove, and fruit orchard. The landscaped gardens frame the house and pool area, offering multiple spaces for relaxation, outdoor dining, and sunset aperitifs.

A dedicated outdoor dining area, barbecue, wood-burning pizza oven, and fire pit allow guests to fully embrace the Tuscan lifestyle. A private cantina and wine cellar are also available for wine lovers.

Swimming Pool:

The villa features a panoramic swimming pool overlooking the Val d’Orcia, positioned to capture sunlight throughout the day. The pool can be heated upon request at the beginning and end of the season (up to 28°C). The surrounding solarium is equipped with sun loungers and shaded areas, making it an ideal place to relax while enjoying one of Tuscany’s most iconic views.
