About the property

The villa is set in a spectacular and secluded position in the heart of the Casentino Valley, just above the historic village of Stia, where contemporary alpine-inspired architecture meets the unspoiled beauty of the Tuscan Apennines. Immersed in nature and surrounded by oak and beech woods, the property enjoys breathtaking panoramic views over rolling hills and the medieval landmarks of Castello di Romena and Castello di Porciano, offering a rare sense of harmony, privacy, and refined living.

Discover the Villa

Designed as an exclusive retreat, the chalet offers a unique living experience where every space is conceived to welcome, every material is chosen to last, and every detail has a purpose. Architecture and landscape blend seamlessly, creating an atmosphere of understated luxury and deep connection with nature—ideal for couples seeking relaxation, design, and wellness in one of Tuscany’s most authentic regions.

Interior:

The chalet is arranged over two levels and opens on the ground floor into a bright open-plan living space with lounge, fully equipped kitchen, guest bathroom, and relaxation area. A panoramic Finnish sauna with floor-to-ceiling glass overlooks the Casentino hills, offering moments of pure physical and mental well-being, enhanced by the warmth of a wood-burning fireplace with angular glass. Large windows open onto a spacious panoramic terrace furnished with sofas, coffee tables, and a large fire pit—perfect for enjoying a quiet morning coffee or sharing a bottle of wine selected from the private wine cellar available to guests.

An elegant elliptical staircase leads to the upper floor, where the pitched roof and exposed wooden beams create an intimate and cozy sleeping area. The master bedroom features a king-size bed and can accommodate an additional third bed if needed. Automated blackout curtains open like a stage curtain, revealing stunning views over the surrounding hills and castles. A freestanding panoramic bathtub adds a refined design touch, while large glass doors open onto a private furnished terrace. The master bathroom with walk-in shower and bespoke illuminated wardrobes completes the sleeping area.

Park:

The outdoor spaces are the true heart of the property. The landscaped garden and green areas surround the chalet and host a magnificent saltwater infinity pool set on two levels, complete with a shallow “beach-style” area where designer sun loungers rest directly in the water. A fully equipped outdoor kitchen in travertine features cooktops, mini-fridge, and a traditional wood-fired oven, facing a custom-made stone dining table over three meters long—ideal for unforgettable summer dinners. A heated outdoor Jacuzzi completes the wellness area.

At arrival, guests are welcomed by a private parking area naturally integrated under a linden pergola, offering three parking spaces and an electric vehicle charging station.

A rare and distinctive property, this chalet represents a refined sanctuary in Tuscany where design, nature, and comfort come together—offering privacy, wellness, and unforgettable views in an elegant and contemporary setting.

Swimming Pool & Wellness Area

The chalet features a spectacular saltwater 11x7 infinity pool, designed on two different levels to blend harmoniously with the surrounding landscape. A shallow beach-style area allows guests to relax with designer sun loungers partially immersed in the water, evoking the sensation of a natural shoreline. Positioned to capture sunlight throughout the day, the pool offers breathtaking views over the Casentino hills and the medieval castles of the valley, creating an atmosphere of absolute tranquility. Adjacent to the pool, a heated outdoor Jacuzzi completes the wellness experience, providing the perfect setting to unwind at any time of day, immersed in nature and silence.
