Interior:

The villa is divided on two floors. On one wing of the property on the ground floor there is a loft (with no heating) divided into open space kitchen, dining room, living room. On the same floor, there is a small relaxing area (with no heating) provided with Turkish Bath and shower, guest bathroom and comfortable loungers where you’ll be able to relax and enjoy pleasant moments for your body and soul. The first floor is accessible via an internal stone (pietra serena) staircase, divided into two separate wings. One wing is made up of living room with dining area, a large fireplace and kitchen, to complete this wing are two double bedrooms with en-suite bathrooms with tub and laundry room. The other wing is made up of a reading room and two double bedrooms (with dividable beds) with shared bathroom with bath tub. To complete the first floor, but only accessible via an external staircase a double bedroom (with no heating) with en-suite bathroom with shower. DEPENDANCE: Situated on the back side of the villa, made up of a double bedroom with bathroom with shower and a small living room (with no heating).

Park:

The garden measures about 3000 square meters. Which is surrounding the villa has splendid views of Florence and the hillsides of Chianti. The garden has been carefully cultivated with olives, fruit trees, and Holm oaks and enriched with Rosemary, and pergola’s covered in vines, wisteria and roses with dining and seating spaces. Just few meters away is a brick-in barbecue.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last saturday in April to the first saturday in October, the rectangular shape pool measures 6 x 12 m with a variable depth that goes from 1,50 to 1,80 m. The pool is fenced. The area surrounding the pool is equipped with gazebo, sun loungers, chairs and umbrellas.

Booking & Cancellation

To book this villa, please contact us to confirm availability for your desired dates.
Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%

Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:

30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;

60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;

80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;

100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.

* In case of cancellation of the booking for justified reasons, these penalties are covered by the EuropAssistance insurance policy signed at the time of booking, as regulated by the "Cancellation Insurance Conditions".
