Discover the Villa
The remains of an old 16th century tower, then converted into a farmhouse, gave rise to this elegant, two-storey villa in stone which, together with the annex converted from an old barn, has been restored with the indigenous materials of the local traditional artisanship to accommodate a maximum of twelve people in the spacious living area that opens out on to the porch and in the intimate bedrooms, all served by bathrooms in Tuscan travertine. The star of the property is the beautiful swimming pool, set in the most panoramic spot, which offers a striking view over the well-tended countryside and dominated by the Renaissance borgo of Montepulciano, whose historic centre is approximately three km from the property. While relaxing, guaranteed by this setting of great charm and quiet, you can choose between day trips to the many prestigious historic town centres in the immediate surroundings (Montalcino, Pienza, Cortona) and in the province of Siena as well as those in Umbria (Assisi, Orvieto, Perugia) and Lazio. You cannot miss out on a rejuvenating visit to the spa resorts, true havens of well-being, not only of Montepulciano but also of nearby Chianciano, Bagno Vignoni and San Casciano dei Bagni.

Interior:

Casale Dei consists of the main house and an annex. HOUSE. It has two floors connected only externally by a terracotta staircase. The main entrance, under one of the porticos along the front façade of the house, leads into the living room, connected on the right with the kitchen, pantry and dining room. From here a French window leads directly out to the portico set up for alfresco dining. Continuing through the living room we come to a hallway leading to the sleeping area on this floor with three double bedrooms (with divisible bed), each with private bathroom (one with whirlpool tub, one with shower and one with tub). The external staircase between the two porticos leads up to the first floor, arranged with an open-plan living room - dining room, a kitchenette and two bedrooms: a double with ensuite bathroom and a double (with divisible bed) served by a bathroom with shower. Finally, the laundry room is located in a room with access from the outside. ANNEX. About 10 m from the main house and next to the pool area, it has only one floor composed of living area with kitchenette and a double bedroom with private bathroom with shower. Please note: the fireplace is ornamental.

Park:

In the large grounds surrounding the house, set inside a farm and for the most part occupied by the cultivation of vines, extends the park pertaining to the property which covers an area of about 700 sq m and which consists of a cosy garden enlivened by cypresses, olive trees, lavender and rosemary bushes and pots of assorted colourful flowers. Outside the living room and the dining room are two porches of which one is set up as outdoor dining area. Near the main entrances of both the villa and the annex is a parking area (at the end of the driveway).Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

In a quiet, discreet area of the garden, which offers a particularly fascinating scenario with vineyards and the borgo of Montepulciano on the horizon, lies the beautiful swimming pool, perfectly integrated in the surrounding rural landscape and just a few metres from the house. The rectangular pool measures 11 x 5 m with the depth ranging from 1.10 to 1.60 m., is lined in PVC and has chlorine purification. It has elegant Roman steps for access to the water and the border is in travertine marble as is the sunbathing area around the pool, provided with sunbeds and a gazebo, with nearby a hot and cold-water shower. The swimming pool is open from the last Saturday in April until the first Saturday in October.

Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%

Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:

30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;

60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;

80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;

100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.
