Casolare San Martino is located in the Val di Cecina, a very short distance from the town of Pomarance, whose origins date to before the year 1000 and of which it still retains the structure of a medieval castle with walls and access gates.
Casolare San Martino consists of four independent and non-communicating units, spread over two floors. UNIT 1: Located on the ground floor in the central part of the house, it consists of one of the two fully-equipped kitchens, the dining room, the living room with TV and, down a few steps, a double bedroom, a bathroom with shower and another double bedroom with ensuite bathroom with shower. UNIT 2: Located on the ground floor on the right side of the house, it consists of the common open-plan dining room and living room with TV, the other fully-equipped kitchen, two bathrooms with shower and two double bedrooms with direct access, via French windows, out to the terrace set up with tables and chairs. UNIT 3: Located on the first floor on the right side of the house and reached up the external terracotta stairs, it consists of a living room-kitchen with TV, two double bedrooms and a bathroom with shower. UNIT 4: Located on the first floor on the left side of the house and reached up the external terracotta stairs which lead to the small terrace covered by an iron gazebo, it consists of a living room-kitchen with TV, a double bedroom, a bathroom with shower and a double bedroom with loft, accessed via wooden stairs, with a single bed.
The garden around the villa covers an area of 1000 sq m and is well cared for and full of vegetation. From the access gate, a gravel drive leads to the uncovered parking area, located in front of the property. The garden is covered in lawn and enriched by varied vegetation such as holm oaks, olive trees, plumbago and jasmine, as well as tall trees like cypresses and maples, and hedges of laurel and rowan that delimit the perimeter at the entrance to the property . Distributed throughout the garden are terracotta vases with colourful flowers and flower beds with roses, verbenas and lilies whose scent mixes with that of herbs, among which rosemary stands out. The lawn is crossed by a handy stone path which leads to the entrances of the various residential units that make up the house and also to the steps which lead to the swimming pool. At the rear of the house is a gravel path that leads to the lower level of the garden, where the laundry room is located, and to another gate accessing the pool area. The outdoor dining area is set up on terracotta paving, covered by an iron gazebo and next to the built-in barbecue.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
The infinity pool with a panoramic view of the hills is located in an area of the garden at the side of the property, at a lower level than the house and reached along a convenient path in the lawn that leads to the entrance gate and then descends the stone steps. The pool, rectangular and with Roman steps for access to the water, measures 15 x 6 m with the depth varying from 1.25 to 1.80 m and has chlorine purification and internal and external lighting. All around is the 60 sq m solarium area, covered partly in stone and partly in lawn, equipped with umbrellas, sunbeds, tables and armchairs, offering maximum comfort to guests. The pool area, equipped with a cold-water shower, can also be reached along the gravel path behind the villa and is enclosed by a wooden fence, open only on the infinity side. The swimming pool will remain open from the last Saturday in April until the first Saturday in October.

Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%
Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:
30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;
60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;
80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;
100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.
* In case of cancellation of the booking for justified reasons, these penalties are covered by the EuropAssistance insurance policy signed at the time of booking, as regulated by the "Cancellation Insurance Conditions".
