We are in the unmistakable scenery of the Val di Cecina, a land of ancient borghi set in pristine nature and amongst artistic beauty of rare intensity. From Volterra to Pomarance, passing through Castelnuovo to Montecatini Val di Cecina, to Bolgheri and Castagneto Carducci, you can experience the contemplative silence of the timeless hills and valleys and then immerse yourself in the numerous oases and nature reserves, such as that of Berignone and Monterufoli in the immediate surroundings, or explore the most famous Tuscan art cities, Siena, Florence, Lucca, Pisa, San Gimignano.

Interior:

The house has two floors connected by an internal staircase. The main entrance leads into a small hallway (with stairs to the first floor) and then, on the right, into a large living room with dining table and seating area with sofas, ornamenal fireplace and satellite TV; on the left is the kitchen and a double bedroom with ensuite bathroom with shower and, finally, the laundry room. The French windows of the kitchen and living room open out to the furnished portico. The first floor consists of a double bedroom with open-plan bathroom with shower and double basin, a twin and a double bedroom, both with ensuite bathroom with tub and shower.

Park:

The house is surrounded by a completely-enclosed, lush, well-kept park on hilly ground, distributed over two terraces with the lower one occupied by the swimming pool area and reached down a flight of steps. Mainly lawn, the garden is an explosion of the colours of Mediterranean vegetation, blending in with the surrounding countryside, and is dotted with fruit trees, cypresses, olive trees and bushes of herbs. The vine-covered portico, outside the French windows of the living area, is furnished for outdoor dining. The 4-car parking area is located in a private space in front of the entrance gate to the property.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The splendid, south-facing swimming pool lies on the lower terrace of the garden on an open, panoramic viewpoint. About 20 m from the house, it can be reached in just a few steps from the portico and then down a flight of steps. The rectangular pool, measuring 5 x 14 m with the depth varying from 1 to 2.50 m, is lined in PVC and has a ladder and submerged steps in one corner for access to the water. The stone-paved sunbathing area around the pool is equipped with sunbeds, a sofa with armchairs shaded by a gazebo and an umbrella. On one side is a cold-water shower and a stone structure with barbecue and wood oven. The pool has chlorine purification and can also be used at night thanks to both internal and external lighting. It is open from the last Saturday in April until the first Saturday in October.

Booking & Cancellation

To book this villa, please contact us to confirm availability for your desired dates.
Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%

Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:

30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;

60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;

80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;

100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.

* In case of cancellation of the booking for justified reasons, these penalties are covered by the EuropAssistance insurance policy signed at the time of booking, as regulated by the "Cancellation Insurance Conditions".
