This fully air-conditioned historic farmhouse, originally a traditional hay-loft, features a spacious open-plan living area and a modern kitchen that opens onto a large portico — perfect for relaxing in the shade while enjoying the surrounding garden and countryside views. Ideal for families or groups seeking an authentic Tuscany holiday, Villa Oliveta combines rustic charm with modern comfort for a memorable stay.
The house has a single floor. The main entrance leads from the portico into the spacious living room with seating area, dining table and modern kitchen. Three steps lead to the sleeping area, consisting of two double bedrooms, of which one with divisible bed, sharing a bathroom with shower and a double bedroom with ensuite bathroom with shower and direct access to the garden.
The park and garden for the exclusive use of the guests, completely enclosed by a fence and hedges guaranteeing privacy, extend for about 2500 sq m and include the 2-car parking area just past the entrance gate. The garden surrounding the house consists for the most part of large areas of lawn, suitable for children's play, and brightly-coloured flowering bushes, lots of olive trees and tall shady trees. The large stone portico at the entrance to the house is equipped with a table, chairs and barbecue for outdoor dining while on one side is a large terraced panoramic area suitable for relaxing.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
In the most secluded area of the property, set on a lower terrace about 15 m from the house and reached across the garden and then down a short flight of steps, is the swimming pool, completely enclosed by a fence and hedges that do not impede the panoramic view. The rectangular pool measures 4 x 8 m with a constant depth of 1.50 m. Lined in PVC with a stone edge, it has submerged steps for access to the water, chlorine purification and internal lights, also present throughout the surrounding area. An umbrella, small tables, comfortable sunbeds and a cold-water shower are the perfect complement to the lawn area. The pool is open from the last Saturday of April until the first Saturday of October.

Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%
Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:
30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;
60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;
80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;
100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.
* In case of cancellation of the booking for justified reasons, these penalties are covered by the EuropAssistance insurance policy signed at the time of booking, as regulated by the "Cancellation Insurance Conditions".
