Originally conceived as a barn dating back to 1620, the structure was subsequently expanded and restored respecting the original plan and the exquisitely Tuscan architectural tradition: ceilings up to 5 metres high, wooden beams and even big fossil shells contained in the external walls have been preserved. The finishes introduced during the renovation have allowed the villa to be equipped with all modern comforts. The property is made up of several terraces which, starting from the highest point where the villa is located, descend down through the garden, from where you can enjoy a superb view that stretches uninterruptedly towards the rolling expanses of the infinite panorama of the Tuscan hills. In a secluded position 20 metres from the villa is the solarium with the heated swimming pool. Guests can relax in this oasis of peace and natural well-being, where they can best appreciate the typical Tuscan countryside but, at the same time, seek out exciting distractions thanks to the advantageous geographical position which allows one, in just a short time, to reach the main art cities of Tuscany such as Florence, Pisa, Siena, Lucca and Volterra, but also the medieval borghi in the surrounding area, like Monteriggioni, Montalcino, Montepulciano and Certaldo, or the villages of Chianti.

Interior:

The villa has three floors. The ground floor is accessed down four steps that lead into the large open-plan living room connected to the dining room which leads to the panoramic terraced portico, set up for outdoor dining. The ground floor is completed by the sleeping area consisting of a double bedroom with ensuite bathroom with shower and direct access to the garden and parking area and, finally, two double bedrooms served by two bathrooms with shower. The basement floor, reachable via a flight of eleven steps from the dining room, is composed of the kitchen with dining table and fireplace (with direct access to the side of the garden with a circular brick barbecue) and a bathroom with shower. The upper floor, consisting of a double bedroom, is reached via a wooden staircase from the living room. On the ground floor and on the basement floor two single bedrooms can be available instead of a double bedroom).

Park:

The property extends over an area of approximately 3,000 sq m. Completely fenced, it develops on a hilly surface that distributes the property on three terraces of which the upper one is occupied by the olive grove next to the 4-car parking area. The second terrace, mainly lawn, is an explosion of colour with Mediterranean vegetation that blends in with the surrounding landscape and is characterised by centuries-old holm oaks and a jujube tree with delicious fruits that delimit the set-up areas, by bushes of herbs and pink oleanders that alternate with the stone-paved paths that surround the terrace, an ideal setting for contemplating the beautiful hilly panorama. Finally, the third terrace contains the solarium equipped with sunbeds and tables surrounding the swimming pool, framed by a hedge of yellow broom that invites you to just sit back and relax.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday in April until the first Saturday in October, the swimming pool, located on the third terrace of the garden, is 20 metres from the villa. Rectangular and equipped with Roman steps in one corner for access to the water, the pool measures 9 x 4.5 m with a constant depth of 1.30 m. Lined in light-coloured PVC, it has chlorine purification and internal lighting activated by a crepuscular system, like the rest of the garden lighting. The pool is heated to an approximate temperature of 26-28° C (considering an external temperature not lower than 20°), and it also has an automated solar panel closure that can be operated with a manual remote control. The terracotta-paved solarium area, surrounded by aromatic Mediterranean herbs and broom, is equipped with sunbeds and tables, creating an intimate and relaxing area.

Booking & Cancellation

To book this villa, please contact us to confirm availability for your desired dates.
Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%

Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:

30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;

60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;

80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;

100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.

* In case of cancellation of the booking for justified reasons, these penalties are covered by the EuropAssistance insurance policy signed at the time of booking, as regulated by the "Cancellation Insurance Conditions".
