We are in Lunigiana, also known as the "Land of a Hundred Castles", which lies between Liguria, Tuscany and Emilia Romagna. A territory still unknown to most and which preserves not only its natural beauty but also the history and ancient traditions proudly carried on by its population. The villa will not only be an oasis of peace and relaxation but also a central point from which to explore the most enchanting scenery of the Ligurian coast such as Lerici and its castle, the Cinque Terre (which can be visited both by boat and by train) or the Versilia coast such as Forte dei Marmi, a favourite shopping destination, and poignant Marina di Pietrasanta with its open-air art gallery.

 

Interior:

The villa follows the sloping nature of the terrain and each of the two floors is directly connected to the outside as well as by an internal staircase in wood and crystal. The main entrance leads into the large open-plan area organised with a well-equipped kitchen with peninsula, dining area and living room defined by large panoramic windows. A guest bathroom precedes the sleeping area composed of two twin bedrooms sharing a large bathroom with walk-in shower and a generously-sized double bedroom with adjoining bathroom with walk-in shower. All the bedrooms have access to the roof garden. On the lower floor, the open-plan area with reading area in front of the ornamental fireplace, the billiard table and the spectacular wall collection of antique bottles precede the sleeping area composed of two large double bedrooms with four-poster beds, one of which has a walk-in wardrobe and both with ensuite bathroom with walk-in shower. The lower floor is completed by a laundry room and a covered garage for two cars with an electric charging station.

 

Park:

Villa Krisztina stands on 10,000 sqm of completely-fenced terrain, partly flat and partly craggy. A large part still today consists of a wood of chestnut, hazelnut and fruit trees, tall trees and hedges of Piracanta. The olive grove, with 90 centuries-old trees, extends along the lowest crag overlooking the valley while the entire area that embraces and surrounds the villa and the pool area is dedicated in part to a roof garden and in part to a lawn with, in the vicinity of the living room exits, a dining table shaded by an umbrella. From the electric entrance gate, the driveway leading to the garage and the parking area is bordered by rows of cypress trees.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

 

Swimming Pool:

The 60 sqm infinity pool occupies a front row seat in the heart of the garden and in the most panoramic point of the property: facing the valley and the castle, it offers magnificent sunsets over the surrounding mountains. It can be reached from the villa, which is about 30 m away, across the garden. Rectangular, chlorine purification, it is lined with touch exclusive PVC and starting from 2025 it will be equipped with a night cover and it will be heatable on request and for a fee.In the surrounding solarium are umbrellas and sunbeds while the outdoor lounge is located under a gazebo with climbing plants. The pool can also be used at night thanks to both internal and external lighting and is available from the last Saturday in April until the first Saturday in October. Please note: the pool can be heated (the pool can reach a temperature of 28°C thanks to the use of the mechanical cover at night, ensuring optimal comfort for guests).

Booking & Cancellation

To book this villa, please contact us to confirm availability for your desired dates.
Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%

Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:

30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;

60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;

80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;

100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.
