The main entrance leads into the open-plan living room, with fireplace and TV, and dining room. Connected to the dining area is the kitchen with fireplace and wood-burning oven. A guest bathroom completes the floor. A terracotta staircase leads up to the sleeping area composed of two double bedrooms, a master double bedroom with ensuite bathroom with shower, a twin bedroom with joinable beds and a bathroom with shower. ANNEX. A few metres from the main house, the annex has two floors covering an area of about 100 sqm. On the ground floor is the living room with fireplace and TV, a bathroom with shower and a service kitchen, where a washing machine is available. The service kitchen has access to a terracotta-tiled terrace with wooden roofing. A spiral staircase leads up to the sleeping area consisting of a twin bedroom with joinable beds, a double bedroom and a bathroom with shower (no bidet but equipped with a hand shower).

From the entrance gate and following the driveway on the left, flanked by hedges and tall cypresses, you come to the parking area, adjacent to the entrance to the annex. The well-kept garden alternates areas of natural lawn with the rich vegetation of typical Mediterranean scrub, including holm oaks, oaks, lime trees and cypresses. The stone area surrounding the villa is embellished with bowls of colourful flowers and bordered largely by hedges. The lawn part of the garden is on different levels, connected by stone steps and framed by low walls, with the various spaces well-organised. In front of the main entrance is the outdoor dining area, under the shade of a large tree, where you can enjoy a quiet and peaceful meal in good company. Walking down the driveway, descending slightly from the house, you come to the pool area, where there is also a brick barbecue. In the furthest part of the garden, at a lower level with respect to the house and the pool, is a lovely pond. The occasional gentle croaking of frogs adds a touch of serenity to the living room. The pool area is located a few metres from the main house, at a slightly lower level and surrounded on three sides by a low wall, hedges and various tall trees to ensure privacy, and can be reached along the tiled part of the garden in front of the main entrance. There are two pools: the larger one, measuring 12 x 6 m, with a variable depth of 1.20 to 1.40 m, has a ladder for access and is equipped with internal lighting, while the smaller one, suitable for children, measures 6 x 3 m with a constant depth of 50 cm. Both pools, rectangular and with chlorine purification, are lined in PVC with the edge in light-coloured stone. All around is the stone solarium area, equipped with sunbeds, tables and umbrellas to offer guests maximum comfort. The solarium area is adorned with stone statues and vases with flowers, with a beautiful view of the surrounding hills. In the pool area is a shower. The swimming pool will remain open from the last Saturday in April until the first Saturday in October.

In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%
Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:
30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;
60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;
80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;
100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.
