About the property

“Il Boschetto” is a traditional Tuscan farmstead situated in the rolling hills of southern Tuscany, just 2 kilometers from the charming village of Cinigiano.

Set atop a gently elevated ridge, the property enjoys sweeping panoramic views across the Orcia Valley, reaching as far as the renowned vineyards of Montalcino and the majestic peak of Monte Amiata.

Main Building
The main house was reportedly built in 1918, although parts of the structure are likely significantly older.
Unusually generous ceiling heights—3.6 meters on the ground floor and 2.6 meters on the upper floor—suggest that the building may not have originally served solely agricultural or rural purposes.

The living quarters on the first floor, totaling approximately 110 sqm, are accessed via two separate external staircases. During a comprehensive renovation in 2001, everything except the structural walls and the arched floor supports was removed.

The electrical system, central heating and plumbing, flooring, and plasterwork were entirely replaced, using materials and finishes in keeping with the Tuscan country style. The apartment includes a fully equipped kitchen with a wood-burning stove, a dining area, five living and sleeping rooms, and two bathrooms.

On the north side, only three original windows remain; these are to be replaced with doors once the adjacent extension is converted into a veranda.

“Le Castelline”
Originally a separate property, Le Castelline was acquired by Il Boschetto in 2006.
In 2003–2004, the previous owner reconstructed the building—on the site of a ruined farmhouse—using new foundations and converting it into a 62 sqm residence.

It is set in an exceptionally private location with panoramic views stretching from the northwest to the east. The building is connected to the electrical and water networks, and has its own sewage treatment system.

The house has 1.5 floors; the attic is currently undeveloped. Interior works, including a new kitchen, were completed in summer 2006. An outdoor shower and an above-ground oil tank for heating were added during the winter of 2006/2007.

Agricultural Use
Il Boschetto is officially registered as an agricultural enterprise with the local Chamber of Commerce and is authorized to produce and sell wine, olive oil, and various arable crops.

Land breakdown:

  • 2 hectares of vineyard (planted in 2002)

  • 1.5 hectares of vineyard (planted in 2005)

  • 1.7 hectares of olive groves with 220 old trees, plus 180 replanted in 2005

  • 21.5 hectares of arable land (used for durum wheat, oats, and alfalfa)

  • 11.5 hectares of forest (mainly holm oak and oak, used for firewood)

All parcels are registered in the provincial land register and eligible for EU agricultural subsidies.

Wine Cellar
The wine cellar was renovated in 2003 and rebuilt on the ground floor of the main house.
Original architectural elements such as the stone masonry and vaulted ceilings were preserved. A ventilation system was installed below the floor to regulate humidity.

The facility is designed to process and store the harvest from the 3.5 hectares of vineyard.

Current equipment includes:

  • 2 wooden barrels (12 hl each)

  • 12 barrique barrels (220 liters each)

  • 6 fermentation tanks (25 hl), 1 x 55 hl, and 1 x 85 hl

  • 2 storage tanks (20 hl), 1 x 15 hl, 2 x 10 hl, and 2 x 5 hl

All stainless steel tanks were custom-made by Inox Maremma, according to specifications provided by the estate’s oenologist.
Each fermentation tank is airtight and can be used as a storage vessel without quality loss. Integrated spiral cooling coils ensure precise temperature control. The cooling system is modular and can be easily reconfigured if needed.

The wine cellar meets all technical requirements for the production of high-quality wines.

Overall Operations
Il Boschetto is an independent agricultural estate with 40 hectares of land in the Montecucco DOC wine region of southern Tuscany.

In addition to olive oil and grain, the vineyards form the core of the farm's economic activity. All necessary equipment and machinery for operations have been purchased.

The vineyards have been in full production since 2009, with the potential to yield up to 40,000 bottles of red wine per year. Locally, red wines are sold directly to consumers for prices ranging from €8 to €18 per bottle.

The newly renovated wine cellar supports the full in-house production of premium wines.

Residential Capacity and Potential
The living quarters at Il Boschetto can comfortably accommodate 8 to 12 people.
Residential units are located in the main house and in the separate Le Castelline building, both fully renovated and furnished.

Several additional outbuildings and farm structures exist on the property but have not yet been restored. This opens up the possibility for further development and expansion of residential or hospitality spaces.

Ongoing Operations
The estate is fully functional and can continue operations using current data and infrastructure, with no major additional investment required.
