Palazzaccio is composed of the main villa and an adjacent annex. VILLA: The villa has three floors. The ground floor entrance leads on the left to the laundry room and on the right, across a hallway with guest bathroom, to a large living room, facing out over the garden thanks to the many French windows and organized with sitting and dining areas; from here a few steps lead to the kitchen with pantry and direct access out to the portico. On the first floor, reached via a stone staircase from the entrance, we come to a twin bedroom with en-suite bathroom with tub and a spacious sitting room with fireplace which leads on to a twin bedroom and a double, both with en-suite bathroom with tub. Along the corridor are a further three twin bedrooms, one with en-suite bathroom with shower, and finally a bathroom with tub. The top floor, reached by the last flight of stairs, contains, in addition to a panoramic living space with table tennis, the second sleeping area, consisting of four double bedrooms and a twin bedroom served by five bathrooms, four with tub and one with shower. Five twin rooms have joinable beds on request. ANNEX: About 10 m away, it has two floors not connected internally. The ground floor consists of a double bedroom (with divisible bed) and a bathroom with shower; the first floor, accessible via an external staircase on the side of the building, has a double bedroom with en-suite bathroom with shower and a small sitting room.

About three kilometres from the historic town centre of Arezzo, in Tuscany, the house is in an ideal location for visiting this typical town of Etruscan origin, full of churches, museums and churches, birthplace of famous artists like Vasari, Petrarch, Michelangelo and Masaccio. The medieval town centre of the city is flanked by the numerous 16th century buildings of great importance, among which stand out the old Cathedral, the Town Hall and the Medici Fortress. Of particular importance are the churches and the artistic masterpieces stored in them: worthy of a visit is the Church of Santa Maria della Pieve and the Church of San Domenico, with the wooden crucifix painted by Cimabue, and again the Basilica of San Francesco frescoed by Piero della Francesca. The most important antiques fair in Italy is held once a month just inside the 13th century walls of the old borgo. Located on a gentle slope at the junction of the valleys of the Casentino, Tiber, Valdarno and Valdichiana, crossed by numerous watercourses, alternating with plains, hills and mountains, the city also enjoys a landscape heritage of great importance, rich in green routes through parks and protected nature reserves. The excellent road connections permit you to explore with ease the numerous characteristic borghi in the area, like Anghiari and Sansepolcro, or in Chianti, like Gaiole and Radda or to get to the main art cities of Tuscany and Umbria, like Florence, Siena, Cortona and Perugia. The A1 motorway is about 13km from the property, while about 5 km away is the railway station of Arezzo with direct connections to Florence and Rome. The large rectangular fenced pool, in a secluded and panoramic position, lies in the centre of a large terracotta-paved surface and lawn, provided with sunbeds and a gazebo. It is about 30 m from the villa and is reached with a few steps across the garden. The pool, lined in PVC with a stone border, measures 9 x 18 m with the depth varying from 1,40 to 2,5 m. It has a ladder for access to the water and internal lighting. There is also a cold-water shower. The pool has oxygen purification and is open from the last Saturday in April to the first Saturday of October.
