 Here, surrounded by beautiful hilly views and far from the hustle and bustle of city life, you can savour the pleasure of a peaceful stay. The villa is an old Tuscan farmhouse, built way back in 1883, characterised by timeless charm, and then renovated in 1998 by the current owners who have made a determined effort to preserve intact its historical essence, respecting the simplicity and authenticity of its rural style and keeping intact the foundations that have defined its essence. The interior, too, has the charm of a Tuscan farmhouse with exposed stone walls, ceilings in terracotta or with typical wooden beams, yet with all necessary comforts to welcome guests. The ground floor is characterised by the privacy it offers, with its independent and non-communicating rooms, all of which, however, face onto the garden. Il Pratone is suitable for those wishing to experience a holiday with moments of pure relaxation in an oasis of tranquillity immersed in unspoilt nature but with the possibility of making interesting tourist and gastronomic excursions, thanks to its convenient location close to Volterra, Siena, San Gimignano, Cecina and other famous Tuscan towns.

Interior:

The villa is on two floors (non internally connected) for a total of about 220 sqm. The ground floor is characterised by three separate, non-communicating, areas, all with access to the garden through French windows. The first area, where the main entrance is located, includes the kitchen, a bathroom with shower (for the disabled) and the dining room, which is also accessible from the outside via a French window. The second independent access leads into the living room, then continues on to a double bedroom, a bathroom with shower and the laundry area. The last independent access leads to the suite with double bed, fireplace, kitchenette/living room and bathroom with shower. Next to the main entrance are external stone stairs leading to an entrance door with internal stairs leading to the first floor consisting of a service kitchen with fireplace, two double bedrooms with ensuite bathroom with shower, a double bedroom with fireplace, ensuite bathroom with shower and covered terrace, and a double bedroom with covered terrace and a bathroom with shower.

Park:

The villa is surrounded by about 37 hectares of land on which the owners' farm is located and where guests can stroll and enjoy this oasis of peace and tranquillity (in the farm there are granzing animals and the dogs to protect the flock). From the entrance, a driveway, bordered by bushes of rosemary and trees, including elegant cypresses, leads to the gravel parking area with a panoramic view over the surrounding hills. The property is surrounded by a garden of about 10,000 sqm of natural lawn with the rich vegetation of typical Mediterranean scrub, including holm oaks, oaks and cypresses, which provide shady areas in which to relax and enjoy the peace and quiet. Around the lawn, tall trees and laurel hedges frame the property, ensuring privacy and tranquillity. An elegant low stone wall topped by a hedge, part laurel and part rosemary, separates the garden area adjacent to the property from the pool area. In the lawn area next to the pool, at a slightly higher level, are a volleyball court and a children's play area. The outdoor dining area, set up under a gazebo, is connected to the kitchen and near the stone barbecue. An additional stone barbecue is located in front of the entrance to the living room, where the ping pong table is also located.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The completely-fenced swimming pool area is located in the rear part of the garden, just a few metres from the house and accessible up a few stone steps and then across an easy path in the lawn. Oval in shape and with Roman steps for access to the water, the pool measures 13 x 7 m with a constant depth of 1.20 m. Lined in golden granite PVC with a terracotta edge, it has salt purification and lighting, both internally and externally in the surrounding area. Next to the main pool, there is another pool measuring 6 x 1,5 m with a depth of 50 cm, ideal for children, with chlorine purification. The solarium area, partly in porphyry (the part inside the fence) and partly lawn, is equipped with sunbeds, tables and umbrellas, offering the guests maximum comfort. There is also a shower. The main pool is open from the last Saturday in April until the first Saturday in October.

To book this villa, please contact us to confirm availability for your desired dates.
Once the availability of the dates has been confirmed, you will receive a quote. you will have to pay 30% of the deposit + any management fees and policies, the balance must be paid no later than 60 days before check in. In the case of an "underdated" booking, i.e. a delay of less than 60 days between the booking date and the start date of the stay, the payment required will be 100%

Cancellation of a reservation, even if replaced by another, involves the payment of the following penalties:

30% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated before (and no later than) the 60th day from the start of the stay;

60% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 59th and 30th day from the start of the stay;

80% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated between the 29th and 15th day from the start of the stay;

100% of the total booking price (rental price relating to the booking period) plus EV booking fees in the case of booking cancellation communicated within 14 days before the start of the stay.
