The villa has three floors connected by an internal staircase. The entrance on the ground floor opens onto the TV room and an open-plan living area delimited by a glass door, a guest bathroom and the internal staircase. The living area is composed of a kitchen, a sitting room with working fireplace and a dining room with access to the pergola. A flight of stairs leads up to the first floor consisting of a room with kitchenette, a sitting room for enjoying a cup of tea and, at the end of a long corridor, two double bedrooms and two bathrooms with shower. A further flight of stairs leads up to the second floor with a kitchenette, a double bedroom with private bathroom with shower and a corridor along which are three double bedrooms and two bathrooms with shower. Only the fireplace on the ground floor is functional, while all the others are ornamental. the laundry room is located on the ground floor with independent access.

Villa La Rassinata is immersed in the lush woods of the Arezzo hills, a green area in the Valcerfone on the border between Tuscany and Umbria. The name Rassinata takes us back in time to the Etruscan era and in the past it was also referred to as "Arsinata". Over the centuries, this has always been a border land. A military border in the battles between the Byzantines and the Lombards between the 6th and 7th centuries, a religious border between the dioceses of Arezzo and Città di Castello since the Middle Ages, a political border between the Grand Duchy of Tuscany and the Papal States and, more recently, between Tuscany and Umbria after the institution of the regions in 1970. The swimming pool is located 150 metres from the villa on terracing in a panoramic position. It is reached along a path, down 7 stone steps and then on to the pool area arranged on two levels. On the upper-level terrace is a wooden pool house with minibar, a table and bench and, outside, a ping-pong table and two tables with chairs under the shade of trees. Located on the lower-level terrace is the partially-fenced pool, measuring
9 x 5 m with a constant depth of 1.40 m, and lined in PVC with salt-based purification, internal lighting and a metal ladder for access to the water. The pool can be heated on request with a heat pump and a solar shower is available. The sunbathing area is entirely paved in stone and equipped with sunbeds and umbrellas.
